The TA/3388/B Site Plan

In 2013, the TA/3388/B Plan was authorized that applies to land, spanning 190 dunams, located in the northeastern section of Tel Aviv, which constitutes a continuation of the planning of the Gush Hagadol site. The implementation of the plan and issuing of building permits for this complex is contingent upon the authorization of a detailed reparcelization plan that will divide the rights of the landowners in this complex. 145,000 square meters are scheduled to be built in this complex, earmarked for residential housing (average area of an apartment is 95 square meters).

In 2016, the Municipality has prepared a detailed plan, including reparcelization tables. Many objections to the plan were filed, raising claims of many errors in the tales. The Local Committee rejected the vast majority of the objections and decided to authorize the plan as submitted. A number of appeals of this decision were submitted to the District Appeals Committee. Pursuant to the decisions of the Appeals Committee, the tables have been amended 3 times. The last deliberation on the many objections that were submitted regarding the amended tables was held on 22.10.2020, and we are awaiting the decision of the Appeals Committee.

Concurrent to the deliberations on the existing tables, the authorities are considering the option of conducting a re-planning of the complex, in order to significantly increase the landowners’ rights, in light of the evacuation of the Sde Dov Airport, which was operated adjacent to the complex. In the past, its existence had created a limitation in the scope of construction in the area.

Our firm is amalgamating a large group of landowners in this plan and assisting owners in all stages of planning, allocation of rights in specific lots in which all the landowners are amalgamated by a real estate partnership agreement and represented by our firm. Subsequently, the firm will assist with all the proceedings related to the exercising of rights – the construction as part of a combination deal or construction services.
