Itay is the Co-Head of the Real Estate Department and specializes in complex real estate transactions. Itay acquired extensive experience in structuring and leading combination agreements, urban renewal agreements, purchase groups, sale and lease agreements, founders’ agreements, joint ventures, financing agreements, interactions with regulatory authorities (local municipalities, the Israel Land Authority, and planning bodies), and registration processes, etc.

Itay leads the firm’s urban renewal practice, providing legal services for large-scale urban renewal projects ranging from single buildings to entire complexes comprising hundreds and even thousands of residential units with mixed-use developments. Itay advises and represents leading private and public real estate development and construction companies, as well as private clients and rights holders in various buildings and complexes.

With extensive experience handling complex transactions, Itay offers comprehensive legal support throughout every stage of a project, from the initial structuring and negotiation of the transaction through its execution to the completion of the project. Itay’s deep understanding of the unique characteristics of each transaction enables him to provide tailored solutions for overcoming legal and commercial obstacles while ensuring smooth project execution.

Representative Experience

  • Evacuation and Reconstruction Project – “Eilat” Complex, Holon municipality.
    Representing Kardan Real Estate Initiation and Development Ltd. in an urban renewal project involving the evacuation of 128 existing units and the construction of approximately 540 new residential units, including a portion designated for long-term rental, alongside commercial units, and public spaces, as well as private and public underground parking. The zoning plan has been approved, and the company is currently advancing the building permits.

 

  • Evacuation and Reconstruction Project – “Herzl” Complex, Ramat Gan municipality.
    Representing Metropolis Urban Development Ltd. in an urban renewal and combination transaction for a project on Herzl Street, Ramat Gan, involving the demolition of nine buildings with approximately 100 residential and commercial units and the construction of a modern mixed-use residential complex.

 

  • Evacuation and Reconstruction Project – “Harashut” Complex, Hod Hasharon municipality.
    Representing rights holders of approximately 70 residential and commercial units in an urban renewal transaction involving the construction of three mixed-use buildings that will combine residential, commercial, office, and public spaces. The firm has been advising the rights holders since the initial structuring of the complex, the tender process, and the selection of the developer. The zoning plan has been approved, and the project is in advanced planning stages for obtaining building permits.

 

  • Evacuation and Reconstruction Project – “Passage Rubin” Complex, Herzliya municipality.Advising, together with the “Matriya” group and UR-PLATFORM planning firm, on the advancement of an evacuation and reconstruction project in a complex comprising approximately 50 commercial units and 40 residential units. The firm played a key role in assembling the rights holders, structuring the project concept with the local authority, and managing a developer selection tender, in which Acro Real Estate was chosen to lead the project. Located at a prime intersection in Herzliya, near a planned metro station and the city’s central synagogue, the project will replace the existing structure with a mixed-use high-rise building, incorporating residential, commercial, and office spaces.

Representing Natanel Group Ltd. in an urban renewal project located on the main Katzenelson axis in Givatayim, near a primary planned metro station. The project involves the demolition of approximately 340 existing commercial and residential units and the construction of approximately 800 new residential units, along with commercial and office spaces, open areas, and public facilities. The zoning plan is currently in advanced planning stages, coordinated by the Urban Renewal Authority and the local municipality.
